On-Site Property Manager for Several Buildings, including our Low-Income Building in Omaha - Need Immediately, Start Today!

Requirements:

• Must have experience with affordable housing and NIFA; otherwise, do not apply.
• Possesses strong customer service, organizational, and time management skills
• Be highly energetic and proactive
• Have excellent communication skills and excel at problem-solving. Familiar with Appfolio property management software.

• Daily rent collection and banking until all rents are collected.
• Handling tenant inquiries and complaints.
• Maintaining and improving the properties.
• Marketing the properties and attracting new tenants.
• Holding open houses.
• Checking vacancies daily.
• Scheduling showings and providing applications. Being available for walk-ins.
• Screening applicants, collecting deposits, writing, and having tenants sign leases.
• Scheduling daily maintenance and overseeing it. Obtaining maintenance supplies.
• Scheduling and overseeing the make-ready of vacancies.
• Emailing daily/weekly reports and attending monthly meetings.
• Serving notices to tenants, filing evictions, and going to court.
• Calling for utilities on vacancies.
• Walking through the buildings weekly in the evening to check the lighting.
• Enforcing parking.
• Maintaining the daily cleaning of the buildings from the curbside to the back.
